Terms of Service

These terms govern your use of ListingRecap. By creating an account you agree to them.

1. The service

ListingRecap reads showing and listing-platform emails from a mailbox you connect (or forward), and helps you prepare and send recaps to your sellers. You choose whether each listing sends automatically or only after your review.

2. Your account

You must be at least 18 and a real estate professional or acting for one. Keep your login secure; you're responsible for activity under your account.

3. Trial, billing and cancellation

New accounts get a 7-day free trial with no card required. After that, your first tracked listing is free and each additional tracked listing costs $19 per month (plus applicable taxes), billed through Stripe. Your subscription quantity follows your number of active tracked listings, prorated. You can cancel at any time; access continues until the end of the paid period. Fees are non-refundable except where required by law. We may change prices with 30 days' notice.

4. Your content and responsibilities

• You're responsible for the recaps you send, including their accuracy and your agent notes.
• You must have a legitimate relationship with each seller you add and honor unsubscribe requests. Commercial emails must include a valid postal address (CAN-SPAM); set yours in Settings.
• You must comply with the Fair Housing Act and state and local fair housing laws. ListingRecap flags or blocks some language that may violate fair housing rules, but this check is a safeguard, not legal advice, and doesn't replace your judgment.
• You must follow your MLS and brokerage rules, including display, attribution and confidentiality rules. Don't enter confidential MLS fields or other brokers' photos into recaps.
• You must include license and brokerage information where your state requires it in advertising.

5. Data and market information

Showing data, portal statistics and market information come from third parties and may be incomplete or delayed. Information deemed reliable but not guaranteed. Market data is provided for informational purposes only and is not an appraisal.

6. Connected accounts

Mailbox connections are provided through Pipedream Connect and are subject to Google's and Microsoft's terms. You can disconnect at any time.

7. Acceptable use

Don't use ListingRecap to send spam, to discriminate, to infringe others' rights, or to break the law, and don't try to disrupt or reverse-engineer the service.

8. Disclaimers and limitation of liability

The service is provided “as is” without warranties of any kind. To the maximum extent permitted by law, ListingRecap won't be liable for indirect, incidental or consequential damages, and our total liability is limited to the amount you paid us in the 12 months before the claim.

9. Termination

You can close your account at any time. We may suspend accounts that violate these terms.
